Why Tenants Prefer a Unipol Code Accredited Real Estate Company Over Unaccredited Company

Besides being a family run business, the other good thing about Oasis Properties is that it’s an accredited agent of Unipol that gives it an edge over other real estate companies in Leeds. Owing to the fact that Unipol’s four Codes in Leeds gives tenants the confidence to rent homes from its accredited housing suppliers. So, in case of any issue they will get maximum compensation. It can be judged from the fact that Unipol Codes not only robustly administrate, but also verify suppliers and do not give an easy entry to the landlords and real estate agents.

This means that the landlords must have to meet minimum standard of maintaining the physical condition of the building. As well as dealing with repairs and other issues related to the property promptly. Due to this code, tenants have a peace of mind that they will not face any problem from the landlord when it comes to repairs, maintenance, or other issues related to the house. Therefore, Unipol recommends that people looking to rent a student accommodation should acquire the services of Code providers only. Because in contrast to unaccredited landlords, approved agents of Unipol have a very low rate of complaint.
So visit Oasis Properties’ office at Otley Road without having any fears and doubts. Owing to the fact that the real estate company is a Unipol Code agent plus it has plenty of experience in letting properties to both students and professionals. In addition, the reputable real estate company is always ready to cater all sizes of student and professional groups, so things will become more manageable for its clients. The second tier of Oasis Properties’ service is for landlords, who are interested in letting their property. Halifax Says Prices of Houses in the UK will Continue to Increase

The prices of the propertiesin the UK showed a significant surge since the end of last year, as demand in the country is on the rise whether it’s London, Headingley or anywhere else. In fact, according to latest report of Independent a report has revealed that the prices of the houses in Great Britain were 2.3 percent more high between April and June as compared to the last three months. On the other hand, the Halifax Index has depicted that the prices of the houses though showed a decline of 0.6 percent in June in contract to May, but they were still 8.8 percent higher than the price noted during the same month in last year.

Currently the price of the house stands at £183,462, while the Nationwide stats showed an increase in the annual rise as it was more than 11 percent. However, Robert Gardner its chief economist has predicted that the growth rate in this sector would soon start to slow down. That’s not all the overall sales of the houses decreased by three percent during May, falling below 100,000 for the very first time during this year. In spite of it the number of transactions was up by 15 percent than this time during 2013.

According to Mortgages Director, Stephen Noakes the increase in the housing demand was also supported by economic recovery that is swiftly gaining pace. While SPF Private Clients’ chief executive of mortgage Stephen Noakes said that in contrast to month-to-month average three month average is more reliable. The director also said that real estate agents have been reporting that the numbers of applications are falling down. Moreover, small number of sealed bids, open houses and some moderation is coming back to the market, said Noakes.

Stephen also said that with the passage of time as more property is coming up for sale, vendors are getting worried because they believe that sellers may have missed the opportunity, as the heat has already started coming out of the housing market. Moreover, an increase in the interest rate is also expected that is affecting people’s enthusiasm to take more debt, said Noakes. Adding to it, Mortgages Director said that though fixed rate of mortgages are inexpensive but now they are slightly moving up too.

Noakes said that the mortgage market has affected housing sector but they believe that it’s temporary and in the new regime lenders will be able to tighten their grips. The co-founder of Placebuzz.com, a property search engine, Andy Hatoum agreed with Noakes, as he said that month-on-month drop in figure should only be taken as pinch of salt as the overall trend is ‘still skyward’.

Thus, it seems that buyers will not have to worry too much about the decline in the prices of houses, as jump in the sector at this point in time is likely to bore fruit for them. Particularly, the ones’ looking to invest in university towns like Headingley, Leeds, where Oasis Properties has been offering top notch services since last 15 years.

The Altering Pace of the Housing Market in the UK

United Kingdom’s housing market faced a severe downturn in 2007 when the recession hit the world economy. As a result, things got so ugly that it became extremely tough for the home owners to sell their possessions. In fact, the recession was strong that it did not allow the potential homeowners feared to climb up the property ladder. Consequently, the housing market of the UK remained under severe pressure for six straight years. Even today one can feel the effects of global recession and housing market’s downward spiral in the Great Britain. That still had not return to the point from where it had fallen.

Thus, even after showing an impressive increase of 70 percent as compared to last year the buyers are still very cautious when it comes to buying a property in the UK. One major reason behind this fear is that after sudden increase in UK’s property now the bubble is about to burst again. However, such fears have been dispelled by many as the mortgage rates in the country are still at low level. On top of, schemes like Help to Buy are encouraging people to buy a house in order to reduce the increasing demand for new homes.

Therefore, it will not be a bad idea to invest in the UK’s property market at this point in time, but one should first analyse which type of property is best for buy. Investors will learn about doing some research that UK’s student property is best for investing their money, as it offers high yield. Moreover, student property in Great Britain is considered more safe investment as compared to bonds and stocks. Besides this, more UK’s government is encouraging foreign students to come and earn higher education from the top universities in the country.

Above all, due to ever increasing number of the international students in the university towns of the UK, the demand for student has reached to a new peak. Therefore, several international investors had recently made some heavy investment in the student property of the UK. Considering these facts, one can say that investment in the student property is not a bad idea. All an investor needs to do is to identify university towns in the UK and then, acquire the services of a reputable real estate company.

Like Oasis Properties that has been operating in Leeds for several years now under the supervision of a family. The Headingley based real estate company is famous for letting properties to professionals and students of any group sizes. Therefore, it has become a number one choice of students, professionals and Landlords in the region, as it offers high quality services and takes care of all the matters itself. So visit Oasis Properties’ Otley Road today and get your desired accommodation at lowest rent.

International Investment Hikes Up the Price and Demand of UK Property

Prices of the commercial properties in the UK are on the rise, as annual investment in country’s property has touched £42 billion mark in the first quarter of the year. These figures came from leading research firm called Real Capital Analytics. This is the highest level that UK’s commercial property market has reached after 2007 turmoil, according to the latest figures. The reason behind this hike in the prices of the commercial property involves number of factors, but it’s certainly not because of the fact that investors have suddenly fallen in love with the property in London.

The two major reasons behind this rise in demand for London property are lowering of the interest rate and decrease in the returns on bonds and equities. These two causes forced the investors to find new sources that offer better yield. Thus, when investors looked out for new sources they found UK property more luring, as the country has stable political situation. In addition, its economy is also reviving from the recession that hit it almost six years ago. Plus its capital city London is surely an international metropolitan.

Due to these fine points, international investors have started pouring their money in the country’s property. Besides them independent wealth funds and institutional investors like insurance and pension funds are also battling with one another to get hold of commercial property in London. That is pushing the prices of the UK property to ever high level.Cushman & Wakefield’s figures revealed that over one third of the money spent in the London property market during the first three months of 2014 was made by foreign investors. Yet in this buoyant market, there were only a few purchases of properties that were noticeable.

One of these prominent purchases came from Lodha, an Indian property company that spent £300 million during last year to acquire a Canadian embassy building that is located at the Grosvenor Square. The second most notable investment was made by Greenland, a Chinese development company that had acquired Ram Brewery site that is located in the south of London. The Chinese builder utilised £600 million to buy the site. Both the investments had raised the eye brows of even most experienced property watchers. The trend was further exemplified when two more record-breaking investments were made at the start of the year.

The first of these two investments came from GIC, an independent wealth fund of Singapore that had exhausted £1.7 billion to buy 50 percent share in the Broadgate office. Then, it was Kuwait’s St Martins, a property firm, turns to make the transaction, as it used nearly same amount of money to buy More London estate in the UK. In brief, it seems that UK property will quickly gain the prices which it has attained in 2007, if the demand continues to rise. Thus, it’s a golden opportunity for all types of investors to invest their money in the UK property market and enjoy amazing yield.

Given that commercial property is not the only lucrative deal, as they can also invest in student property too. And when it comes to student or professional property in Leeds there is no match to Oasis Properties.

New Report Ranks 14 Towns and Cities of UK as ‘First Class’ Possibilities for Student Housing Investment

According to the latest report of Savills the purpose-built student accommodation in 14 university towns and cities of the United Kingdom has gained a ‘First Class’ranking when it comes to luring investors. That’s not all the report also predicted that the investment in the student accommodation will reach £2.5 billion during this year. That is equal to half of the amount (£5 billion) that has been invested in this sector during past two years. The independent reported that Savills has ranked the following 14 towns and cities of the UK as ‘first class’: Aberdeen,Brighton,Cardiff, Bath,Cambridge, Bristol,Edinburgh,Bournemouth,Kingston upon Thames, St Andrews, Glasgow, Newcastle upon Tyne,London, and Oxford.

The interesting thing about the report is that cities like Glasgow,Aberdeen,Newcastle upon Tyne, Bournemouth and Kingston upon Thames have been moved to the ‘first class’ from ‘upper second’ ranking of last year. Shedding light on the report the research analyst of Savills, Neal Hudson said that the purpose-built student accommodation has proved an attractive investment in the UK’s housing sector. And it will continue to perform well thanks to the ever increasing rental income and strong yield, said Hudson. On this occasion the analyst did not forget to warn the investors, as he said that they should keep in mind that alike other sectors the student accommodation sector is also not free from risk.

The demand for new houses in the UK has reached a level that many believe is not achievable, as each year the country requires 200,000 new accommodation facilities. This can be judged from Knight Frank’s house building report which depicts that only six percent of the home developers believe that the target of building 200,000 houses during each year is feasible. The Head of UK Researchat Knight Frank, Grainne Gilmore said that undoubtedly house builders are more active as compared to the time when financial crisis hit the housing sector. Still it is not possible to meet such a high demand, says Gilmore.

Roughly a third of the home developers believe that maximum number of houses they can build during each year will be no more than 180,000. This rise in demand for student accommodation is not limited to the aforementioned cities and towns of the UK, as things are not too different in Leeds. Where, students not only come from different parts of the Greta Britain, but also from various parts of the world. As a result, demand of student accommodation in the area has surged up and Oasis Properties, a family owned student accommodation and real estate business, is helping them out in finding the right place for living at affordable price.

Investor from Singapore Shows Strong Interest in UK’s Student Properties

Recently MC Pinnacle Global, a leading student property development firm of London, has held a sales event in Singapore in partnership with RE/MAX. The event got a tremendous response from the locals, as many buyers showed interest in buying a student property in the UK. The event lasted for days and most of the buyers who showed interest in buying the property were the nationals of Singapore. While most of them have not invested in student property ever before, but some of them have the experience of buying international properties in countries like Australia and Malaysia. Still they opted to buy student property in the UK because of high yield and interesting development design.

MC Pinnacle Global has also organised a similar sales event in Singapore in association with WK Invest Network that also remained quite successful for the UK firm, as it also gained attendees attention. However, unlike the buyers of the first event, people who have attended this event were more experienced as they had already made investments in international properties, but they were also new to student property. Despite of it they were keen to invest in such accommodations, particularly the ones that are under construction in Leeds. Yes that’s right in Leeds! because MC Pinnacle Global has some student accommodation developments in this year of UK as well.

All this became possible because of the rise in demand for student properties in the UK. Thanks to the British government that is encouraging foreign students to come and study in the country. As a result, investors started focusing on UK student property, but high yield was not the only that lured them, as this investment is also considered more safe than others. This can be judged from the fact that real estate agents let the property to the students and also take care of other formalities on behalf of the landlord. After which, all landlord need to do is to receive rent at the start of every month.

The shortage of student accommodation has made this investment even more lucrative for the investors, as students find it hard to get an ideal space on rent in university towns. Similar is the case with the students in Leeds, but Oasis Properties, a specialist in professional and student property that is based the heart of Headingly, has resolved their problem. By offering students best accommodations at extremely affordable rents due to this reason Oasis Properties has become a number one choice of people who like to rent their property to students or professionals.

New Student Accommodation facilities Channing the Look of Newcastle

The demand for student accommodation is not only increasing in Leeds, but it is also on the rise in other parts of the UK too. This can be judged from a latest report of Chronicle Live which revealed that construction of new student accommodation in Newcastle is changing the face of area. The major development that is taking place in this regard is at Northumbria and Newcastle Universities that has huge potential for growth. To track the development of student properties in Newcastle, Chronicle Live has recorded the progress of such projects that were built between 2008 and 2013. When these projects were combined with current schemes it was discovered that nearly 10,000 new student rooms have been constructed so far.

This rapid increase in the construction of student properties has not only diverted the focus of investors in the Newcastle towards this investment, but has also made the people of the city worried. For the reason that people believe that if the growth rate of student properties continues to rise with the same pace the affected areas are likely to become “student ghetto.” Besides, this the local residents also think that construction of multi-storey buildings will ruin the area. Also, late light-night disturbance from students will have a bad impact on the communal. Moreover, once students will go home during their summer holidays the area will look completely deserted.

Arguing against this view the associate director of Nathaniel Lichfield & Partners, Ian Kettlewell said that the construction of student accommodation in the city will enable less rich families to move out of the area, as they have to migrate from the region. Now it remains to be seen whether this concern of local residents will cause any impact on the growth rate of students’ accommodation in the area. However, in Leeds things are little different because more and more local residents are looking to let their property on rent to students. And Oasis Properties is helping them a lot in this regard, as it has specialised in student and professional lettings.

Latest Report Claims by 2032 Half of the Population in UK Will beLiving on Rent

A latest research report from an ex-economist of Bank of England has predicted that by 2032, less than half(49.2 percent) of the people in the United Kingdom will have their own homes. Whereas, rest of the population in the country will rent their homes instead of having their own, claims the report that was published by the Intermediary Mortgage Lenders Association on Friday, May 16, 2014. According to the latest report, soon only old people will have their own homes, while for millions of young and middle aged people ownership of a home will become a dream. Homeownership was at its peak back in 2003, as then percentage of households was at 71 percent in England than, but now this figure is at its lowest level, 65.2 percent.

This means that within nest 18 years the percentage of homeownership will plunge down by 16 percent. If this prediction proves true then, it will be the first time after early 70s when most of the people will be living onI rented accommodations instead of their own houses. It is because of this very reason young people were called ‘Generation Rent’ in the research report. However, if things really got that worse then, this term is most likely to become ‘Nation Rent’. Already the average price of a house inthe UK has bounced up to £250,000 that is roughly nine times more than the average salary of person, who is earning close to £27,000.

The IMLA report has made this prediction because so far government has not purposed any new policy that addresses the shortage of new houses. Due to this reason, the report has warned that if soon no measures will be taken against this problem then, majority of the people in the UK, whether from social or private sector, will be renting by 2032. The Department for Communities and Local Government Currently has revealed that currently there are 14.3 million homeowners in the England and of them most of them are 65 and above age.

In this age group 4.6 million people have their own homes. After them people between the age group of 45 to 54 comes at number two, as they own 1.6 million homes. In contrast to them, ‘owner occupiers’ between the age group of 35 to 44 have a 2.5 million share. The executive director of IMLA, Peter Williams said on this occasion that this problem has arisen because of failure to build new and enough homes.

It is not clear whether government will take an action on this report to overcome the shortage of new homes or not, but one thing is for sure that if you need a property on rent in Leeds then, Oasis Properties is the one that will get you your dream space and at affordable price.

Leeds Property Government Finally Launches Garden Cities Prospectus

In the first quarter of 2014 the demand for student and rental properties has seen a sharp increase in Leeds because as compared to the demand the supply was low. Therefore, building new dwellings and homes is considered as the best solution to stabilise the demand and flow in rental market. That is relative to mortgage market at this point in time. The National Housing Federation has already raised this concern in front of the Government in the past few years by saying that it should do more in Leeds. However, now it seems that the Government is about to take an action on this proposal says the Association of Residential Letting Agenty.

Given that the Nick Clegg the Deputy Prime Minister has unveiled a garden cities prospectus of Government that will enable the local communities with no less than 15,000 houses and support of existing residents to come up with proposals. The communities which were then able to bring out strong expression of interest will be assisted by the Government to develop their proposals. Shedding light on the prospectus Clegg said that garden cities will be the communities where next generations will be able to live, work and grow old with their children.

Adding to it, the Deputy Prime Minister said that the new prospectus not onlyurges local communities to come up with plans for affordable homes, schools, goods and jobs for future generation in the garden cities, but also enable them to save the countryside. According to Mr. Clegg the prospectus is a call for visionaries in the communities, who need houses, to bring forward influential and radical proposals for developing garden cities.

In response to this publication, Secretary of Shadow Communities Hilary Benn MP severely criticised the government and ministry by saying that they had wasted four long years after creating much hype about the garden cities and now they are inviting expression of interest for its development. The secretary also said that ministers have failed to resolve the housing crisis as a result it will get more difficult for the middle and low-income earners to own a home, whereas rents will keep on rising and long waiting lists will grow even longer. Therefore, according to Benn MPpublication of garden cities prospectus has been over delayed.

It remains to be seen now how local communities will react to the publication of garden cities. However, the way demands for new accommodation facilities is rising it is likely that it may generate some interest. On the other hand, currently those who cannot find a decent place to stay on rent can resolve their problem by acquiring the services of Oasis Properties, a specialist in providing student and professional accommodation.

Betra Buys OCS Groups Office Siteto Develop Student Residence

Numerous reports have indicated that the property prices in the entire UK are on the rise, especially student properties. The reason behind this sharp increase in the demand for student properties is that the UK government itself is encouraging foreign students to arrive in the country and receive higher education. As a result, existing student properties are swiftly getting occupied and it is getting difficult for new foreign students to find an accommodation. This gave investors an opportunity to develop new student propertiesin the UK and consistently earn more money as compared to investment in stocks, bonds or other assets. Therefore, when Betra learned that OCS Group is looking to sell its former office and industrial site in Leeds, it did not waste much time to finalise the deal with the company and bought it to build student residence.

Revealing the news, OCS Group shared that it has sold its 1.45 acre site to Betra for student development. The former site of OCS Group has two different sites, as the area in the north is called Servia House that is a three-storey office and industrial dwelling. Whereas, the second plot located in the south comprises of a two-storey office and it is called Claro House. Betra has already acquired the planning approval of student property development for two blocks, which will comprise of 298 beds.

The popular property consultancy firm Lambert Smith Hampton’s (LSH) branch in Leeds represented OCS Group in this deal. After the disposal of the 1.45 acre site the headand director of Industrial and Logistics of LSH Leeds, Robert Whatmuff said that they are happy that OCS Group has acquired their services for the project. He said that his firm has closely worked with OCS Group, Betra and Leeds City Council in order to make the most of the opportunity and redevelop the site.

According to Whatmuff, since OCS Group’s site was located in one of the most popularacademia citiesof the UK, so its disposal has cleared the way to develop student residence that will not only give pupils an ideal space for accommodation, but it has also given their client a better value for their asset.

OCS Groups’ Phil Haworth, on the other hand said that it has always remain very important for them as business that they could boost the potential of their portfolio assets and they have successfully managed to do that in this case.

Just like OCS Group, Oasis Properties, a Headingley based real estate firm, also makes sure that it clients whether students or professionals should get the best accommodation on rent. It is because of this reason, Oasis Properties is considered as an expert when it comes to providing spaces on rent.

Commercial Property in the UK Gave More Returns Than Bonds and Stocks

The IPD UK Monthly Property Indexhas revealed latest figures of UK’s real estate market which showed that the returns from commercial property in the country were more than stocks and bonds during March. The latest data of IPD also unveiled that this was not the first month of 2014 in which the real estate has showed its strength, as the sector has performed well throughout the first quarter of the year. According to IPD’s index, the real estate market gave a total return of 1.6 percent during March as compared to bonds 0.1 percent gain and stocks 20.7 percent fall during the last month.

Along with the returns, the value of the commercial property in the UK has also increased, as it showed a gain of 1 percent in the previous month, which reflects the growth that real estate sector of the country, has seen in January and February 2014. In contrast, return on income during the first two months was recorded at 0.5 percent. On the whole, 6.8 percent of increase was observed in the value of UK’s properties during the last 10 months.

Talking about commercial real estate market of the UK, IPD’s head of Ireland and United Kingdom, Phil Tily said that the commercial property market of the country is giving the indications of growth and recovery, as March has so far remained the strongest month of this year. Similar is the case with student properties in Headingley therefore, students and professionals are acquiring the service of Oasis Properties that is an expert in finding an perfect space on rent.

The capital growth in office and industrial sectors also helped them to post encouraging returns of 1.9 percent and 2.2 percent respectively. On the other hand, the retail sector that was earlier little sluggishin growth has also shown a decent return of 1.1 percent with a capital growth of 0.6 percent. The performance of rental sector was also positive during March, as commercial rent surged up by 0.1 percent but still it was not too impressive like other sectors.

Retail sector, however, failed to show any increase in rental value due to poor occupier demand as a result the rents remained on the same level.Nevertheless, Guy Glover manager of F&C UK Property anticipates that the commercial property in the UK will be able to achieve double-digit returns during this year because shortage of new buildings has increased the demand for such properties.

Shedding more light on UK’s real estate, Glover said that property is still more attractive as compared to other assets, as the real estate is giving consistent returns. He also said that the fundamentals are getting better too and their prediction is that UK’s real estate will do well in the next five years.

Guy said that they expect that real estate will give stable returns of over 5 percent per year in the next five-year period, whereas rental and capital growth is likely to touch 9 percent per year mark. The F&C UK Property manager also mentioned that capital values will also increase slowly, as still they are about 30 percent less than the 2007 rates.
