Housing Guide for Students

It’s never easy for a student to find a right space on rent when they come out of the comforts of their home. In fact, most of the students do not even know whether they should live alone or join a group of people, while others fails to figure which real estate agency they should choose for this purpose. As a result of that often students looking for an accommodation on rent end up having a poor housing or unsatisfactory space. Therefore, to sort this problem for fresh students Oasis Properties has compiled a guide that will enable them to find an ideal accommodation whether they are in Headingley, Burley Park, Wood house or Hyde Park.

With Whom You Want to Live

It is important that when a student is looking for an accommodation he o she should decide whether they want to live alone or with a group of people, as it will determine the comfort and cost of their living. So when it comes to living in groups it is observed that majority of the students prefer to live in groups because it enables them to substantially decrease their cost of living as compared to living alone. Therefore, we often get to see many students living in a house in the form of small groups. However, it is important for a student that he or she should carefully select the group of people with whom they want to live because if their selection proves wrong then, it will be an added pressure for them besides the intensive studies.

It is because of this very reason, majority of the students do not take the risk of joining an unknown group of people. Instead they prefer to stay with their class fellows or the ones who they know very well. It will not only help students to have good time at the house, but they will remain comfortable as well. More importantly, no one creates fuss about the bills and the rent of accommodation as groups having good understanding sort such things out beforehand in order to avoid any confrontation at the last moment. Another advantage of living with a group is that it feels more secure than living alone in a city.

In Case You Want to Live Alone

However, not everyone can live in groups, therefore if someone decides to live alone then renting a house is better option rather than settling in the university accommodation. Given that there are numerous student properties in Leeds that are available on cheap rent. Moreover, it will not be too difficult for the students to arrange guarantors and signing fee. Also buying a house means that with the permission of the landlord students have the freedom to decorate their place the way they like it.

Above all a student will not have to deal with issues like noise levels and constant inspections that they experience in University hostels. Furthermore, buying a house makes it more easy for the students to select who will live next to them, whereas at university campus they cannot do that. Therefore, if you cannot compromise on your freedom then, living alone is perhaps the best idea.

Which Letting Agency You May Go To

Once a student determines that he or she wants to live alone or with a group then, it’s time for them to contact a letting agency that gives them the best options. In such scenario a private company or a Unipol is perhaps the best selection, as their standards of checks are quite high plus they carefully select the landlords. On top of it, Unipol enables students to pay their deposit after signing the agreement, moreover, such letting agencies offers agreement checking as well.

Nevertheless, Unipol is not the only option that students have, as they can also make contact with private landlords, which are accredited by such letting agency. Besides this students can also explore other options in order to get something more for their money.

He also added that this will enable the students to enjoy their time in university. Although, the site for two 10-storey buildings is already located in tremendous setting, as it is quite close to the River Kelvin that flows with the Forth and Clyde Canal. Still Downing is planning to surround the luxury student facility in Glasgow with a set of landscaped gardens. The £60 million scheme is a part of Glasgow harbour project that is a high quality and luxurious development scheme that will spread over an area of 130 acres.

How to Compare Investment in Student Properties of the UK

United Kingdom attracts around 20,000 new students every year because of its highly ranked universities and colleges. When compared to the rest of Europe, United Kingdom has some of the best educational institutions and that is why a lot of students wish to complete their higher studies from the country. As a result of that lot of investors have started investing in student property because it gives them better return than any other investments, plus it is more safe. There are many investment opportunities in student properties of the UK and there are several ways to compare them.

The student accommodation investment market has captivated a large number of people and investors including the Moorfield Group etc. Student housing funds are also active and many other people are participating in this market as well. However, majority of the investors prefer to build a new place for accommodation rather than buying the ones that are already available for use. For this purpose the investors hire people to construct high quality student housing facilities and then, rent out space to earn lucrative amount from their investment. A wise way of evaluating any investment in property is by making comparisons to the other investment opportunities in the market. If you are an investor in student housing then, you should be considering the following factors:

Supply and demand:

The demand for student accommodation in swiftly increasing in the UK because every year the country is luring more foreign students than before. In spite of the fact, that each year many students, who finishes their studies also leave the country due to visa policies, but there rate is much lower as compared to the influx. Due to this reason demand for student accommodation in areas close to universities and colleges is still quite high, as majority of the students prefer to stay close their educational institutions in order to save transportation cost and time. Another reason behind the high demand for student accommodation is that educational institutions have limited number of hostels. Therefore, universities and colleges cannot provide accommodation facility to every student, so pupils do not have much choice, accept to look for a decent space to stay which do not have a high rent as well.

Return on investment:

Since the demand for such accommodations is high therefore, return on such investments is also quite high. For instance, in Loughborough students accommodation facilities will give investors an immediate 8% return on their investment. Likewise, in Leeds student housing offers an even better rate of return, 8.1% to 8.3%. So, in contrast to the bank savings account that only offers a 2% return, investors can gain more by investing in the student properties.

Reliability of the developer:

If an investor opts to build a brand new accommodation facility to give it on rent to students then, he or she must make sure that they should find a reliable developer, who can deliver what he promises. Otherwise, there is a high probability that investor may end up losing a good chunk of his or her savings. So prudent investors should only hire authorized or renowned developers for this purpose.
